Investa, as the owner of this ten (10) storey building employed an architectural firm to upgrade the building to a ‘state of the art’ office building.
A mechanical Services Consulting Engineer was employed to upgrade the Building Services with an energy efficient air conditioning plant and equipment to compliment the standard of Fitout required by Investa.
Tendering Process:
Investa put the project out to Tender to five (5) major builders in a competitive tendering process.
Parmac received the mechanical services documentation from the builders. Estimated the project and submitted a Tender Presentation Package.
Built (Vic) Pty Ltd was the successful builder.
Post Tender negotiations were held between Built and Parmac with Parmac being awarded the project. Project Value to Parmac was $3 million dollars.
Construction Phase:
A Project Manager, Draftsman, Foreman and Plumbers were selected for the project at the internal handover meeting and construction commenced.
Commissioning Phase:
Parmac NEBB certified testing, adjusting and balancing supervisor submitted a pre-commissioning program of works prior to construction completion.
On completion of construction the commissioning phase commenced.

Investa now have a modern refurbished building with state of the art energy efficient building services and architectural finishes to attract major tenants. e.g. B.P.E. Elite
Parmac Servicing Input:
Parmac completes the project by servicing and maintaining the plant during the defects liability period, with the opportunity to maintain the plant beyond Final Completion.
